Tumbarov Law Firm is a firm focused exclusively on real estate transactions — legal due diligence, contracts and representation in complex property deals. We represent foreign buyers, sellers and heirs across Bulgaria, in English, including completely remote transactions via power of attorney.

We are not generalist lawyers. Real estate is all we do — most often the difficult deals: properties under construction, inherited properties, properties with mortgages and encumbrances, as well as property-related disputes and litigation. We step in where the real estate agent (realtor) and “a lawyer someone knows” are no longer enough.

What we do for international clients

Legal due diligence. Full verification before you commit: chain of title from the first ownership document, encumbrances, construction documents, the seller and the developer. Our opinion is always certain: yes / no / yes, under these conditions.

Contracts and negotiation. Preliminary agreements, notary deeds and clauses designed to protect your legal and commercial interests — not the interests of the other side. We negotiate directly with developers, sellers and their counsel.

Remote transactions. You do not need to travel. We structure remote purchases and sales through a transaction-specific power of attorney, with legalization or apostille and certified translation where required — from the deposit to the notarial deed and registration.

Inherited property. One of the most dispute-prone areas of Bulgarian real estate practice, and a core specialization of the firm — including sales by heirs living abroad, with several co-owners signing from several countries.

Financing. Through our partner credit intermediary ImoCredit (BNB register BCI000102), buyers — including those with income earned outside Bulgaria — get a free, independent comparison of the partner banks’ mortgage terms, matched to the contract’s deadlines.
